I have to be careful how much I divulge on facebook now. An acquaintance of mine knows the sellers and I worry she will give them information about how we feel about the house.
The inspection went okay. Nothing super bad popped up. There is a slight foundation issue near the back porch that will require some maintenance. A big thing is the meter box is coming off the house because of it and the gas people need to come out and repair that.
We had a radon test done. Anything under a level 4 is considered okay. The levels were 11.9. WAAAAAY too high, and I refuse to move in until that is taken care of. Thats about an $800-$1200 fix.
There is a small leak in the basement, some of the plumbing is backwards, little things like that. There is exposed wiring in the basement that needs to be taken care of or the VA won't even approve the loan. One of the wires isn't grounded, and one of the outlets outside is backwards. Those need to be taken care of. Again, nothing super major.
The chimney cap is beginning to wear down, so that needs to be replaced.
My main concern is the Radon, and the exposed wiring.

The radon thing would freak me out too, hopefully they can get that fixed up quickly and you'll have no more problems! Everything else does sound fairly minor. We had stuff like that we needed the sellers to do to our house before we closed and it wasn't a problem.
We still won't move in until February 1st at the earliest.
They already took the home off the market, which we think is a good thing. Means they are really motivated to have THIS sale go through.
