Sitting in school today, we have the house inspection scheduled for tomorrow and we are 2 weeks into the closing process. Then out of nowhere I get an email from our realtor that the sellers are considering walking away. They don't say why. I am going to just start crying right now. This will the the 5th house we have lost, because FIL trying to "help" is making things more complicated. If we don't close on a house by the last week of Oct we are going to be out on our *****.

Well, DH had some credit problems that we were having trouble resolving, so the plan was that FIL would take out a mortgage in his name and we would assume the loan in a year once we have all of this credit crap cleared up. First he tried a VA loan, which didn't go through because it wasn't his primary residence, then he tried some other loan, which didn't go through because the loan lady randomly decided that this was a big money-making investment for him, so our PMI got declined, then he let the cat out of the bag that the mortgage was actually for us, and we were told we couldn't get a loan at all through him.
Went and looked at apartments the last two days and had a complete meltdown. Our mortgage on this house was going to be $670/month including taxes and insurance. It was 2100 sq ft, had a huge yard, and 4 bed/2bath. The apartments we are looking at are around 800 sq ft, no yard, 2 bed/1 bath, and they are asking like $900+/month. Also, we can only bring 2 of our pets, so we would have to get rid of one of the cats or a dog, and we would have to pay an additional $30-50/month per animal, plus outrageous pet deposits! I just could not handle the leasing office bragging about how spacious their apartments were and house great their prices were, when I felt like we were losing everything.
However, I found a new VA loan lady, and talked to her for like 45 min today. She has pre-qualified us for more than the house we were trying to buy, and as soon as she verifies our income tomorrow, we can move forward again! She is working directly with a credit agency who was able to help us clear up DH's credit instantly, because we have paid off all but one of the debt collections he had from when he was WAY younger, but for some reason they wouldn't update on his credit report, and no amount of me crying foul would make them change it. I just provided him with documentation and he did it himself! So I'm excited, but trying not to be too much because I'm so afraid that something else will go wrong. *sigh*

So you guys are going to get the loan YOURSELVES????
That is awesome!!! I really hope it works out for you! Do you think you would be able to go back the the sellers on the house you were looking at if FIL was not involved?
And honestly a lot of people have credit issues right now b/c of the way the economy. I am sure lenders have seen a lot worse off then what DH's credit is.

Apparently our contract on the house is still in effect, so we are gonna see if we can get this loan and just push out the closing date by a week or so. I'm super excited. I have spent the last year and a half cleaning up DH's credit. It went up by about 140 points in the last 9 months alone, but it was AWFUL before. Luckily, we have reached the point where we no longer need a co-signer so I'm super excited about that. Now our very last battle is with this one debt collector that just won't take my money no matter how hard I try. So stupid. But that debt is so old that it will fall off of his credit report in a couple months anyways, so the loan lady said she's willing to let that one slide, since I can provide documentation of every attempt I have made to contact them and pay the debt.
I'm feeling optimistic at this point because she managed to get us pre-qualified for more than the house we are under contract with anyways yesterday. Had to provide proof of our income and whatnot, but I think we might be able to make this happen.
Still going to look at apartments a little bit today though, just in case.

(BTW I have cleaned up DH's credit too  Man that is a full time job! Single men should not be allowed to borrow money and get credit LOL)

Oh great news! Yeah, I had to buy a car in college and my dad decided to co-sign the loan, and then he divorced my mom and ran away and screwed up his whole credit...and thereby mine also. took me a while to get out of it - very annoying!
I hope it all goes smoothly!
