We live in a 3/3 townhome. Our bedrooms are upstairs (each with it's own bath) and the 3rd bedroom (with 2 door bathroom) is downstairs. The 3rd bedroom has been unused and sort of a catch all room. Currently, there's a desk, a couple bookshelves, a queen size bed and then a full dresser in the closest along with some storage. During the past year, we had Robert's cousin visit for 3 weeks, 2 of which she used an air mattress until we bought a new bed for ourselves and moved our old bed in there. Then we had my friend that was in a car accident stay in that room for 6 weeks with her boyfriend AND a hospital bed. It was packed in there. Two weeks from now we'll have some family stay for two days. Sometimes Robert's mom and her new husband visit but they sleep on the sofa with dual recliners because of his sleep apnea. So this year has been full of visitors but it's not really typical. Plus as you can imagine, we are burnt out on company. I'm also tired of having a 3rd bedroom that's basically unused.

I would like to turn it into a family room. Obviously, we have a living room. But I'd like to put just a couple chairs or a loveseat (enough seating for Robert and I) in there, a tv and then Meghan's toys. I'm planning on getting her a kitchen and a tunnel/tent and this would be a great place for it. This would just be a space that Meghan could play safely (even if she was in there alone because it's within view of the living room and kitchen) and we could sit to have family time. Maybe if Robert and I watched to watch a movie in the living room, she could still play in that room within view. The dresser can stay since it's in the closet, the bookshelves will fit in nicely, and the desk can hold the tv. That just leaves the bed.

Should we move the bed to our storage unit (1 hour away) in case we ever want it again or move it into Meghan's bedroom? I don't think it'd be much use in Meghan's room, as if guests slept in there, I don't think she'd sleep well out of her room. I don't think I'm comfortable with her sleeping in it even on the floor. Would an air mattress in the family room be adequate for guests that only stay a couple nights? As tired as I am of company, I want our home to be comfortable.

Family room or leave it alone as a guest room?

We have an extra room also and use it as a guest bedroom/office. The bed turns into a couch. There's also a tv in there. It's about 15 feet away from out family room but we also have a living room/formal living room upstairs. The bed gets used about 3 times a year form family sleeping over and DH and I have both used it when the kids are sick and we stay downstairs so we don't wake anyone else use form getting up so much.

IMHO, air mattresses are the pits. We have to sleep on one every time we visit my sister and it is seriously a deterrent; I'd rather sleep on the floor. A futon or pull-out would be a great option since you can use it in a family room setting and convert to a guest bedroom as needed. We have a living room and family room and I wouldn't trade having both for anything, it's so nice.

Yeah some of them really are. We usually buy the $100 ones that are 3 feet high. The last one had a built in memory foam topper. I'm afraid of futons and sofa beds. Maybe they're better now, but every one I've slept on you could feel the bars.

I'd do a futon or sleeper sofa if possible. We have a futon in our guest room and the mattress is the same size as a regular mattress. It's not thin at all and the slats are flat wood. You can't feel anything under the mattress.

I would go with a futon also. We got a pretty good one for a good price. I have slept on it just fine. I figure if I can sleep on it with how bad my back is then pretty much anyone can sleep on it.

Now to convince Robert to let me buy a new sofa! lol I'll probably got with a sleeper sofa, since most of our guests are couples.

A futon or even a day bed would work for use as a couch. I love the idea of turning it into a family room. Chris and I had a bedroom as our living room before and it was so cozy and intimate
