I'm doing research online and getting very discouraged. DH and I would like to buy a house end of Nov, beginning of Dec, but I am self-employed (single income family) and will not have two years of tax returns. The properties I am looking at are $50k or less and I have a 20% down payment, but it looks like my being self-employed means no loan. I guess we'll have to wait until next year I have no idea how we're going to have 4 kids in this house.

Have you spoke with a realtor? They sometimes are able to help you figure out a way to make it happen.

No, we've just talked to banks so far. Our next step is realtors and or mortgage brokers to see what they can come up with.

We are stuck too. I don't know where we are going to put a 5th kid in this house either.

Yeah i would suggest talking to a realtor, i think you would be pleasantly surprised what they can pull off Good luck!

Could you go to see a financial advisor? They can help you. Even if they said things you can do before next year to boost your credit score. A year goes by so quickly. Don't feel discouraged.

I agree to check with a realtor. Also sometimes here people do Land Contracts for homes if they can't get the total financing for the house they are looking for. I'll keep my fingers crossed that they can help you out.

I hope that you can get things worked out before too long. The entire process is so frustrating. We are not buying a house but the having no idea what to do or how to do it kind of stinks.
