Seems like there's never ending things to be done, even in this new house!

Lots of projects on the go and in the plans for our next 2 years...and they're very small and time consuming to very big and wallet draining. Here's our list:

1) new shower curtain for Maggie's bathroom (hand sewing project)
2) paint and redecorate
Maggie's Bedroom
Master bedroom
Ensuite
Stairwell/ upstairs Hallway
Kitchen and Family Room
Main entry way
Basement Bathroom
3) Install an inground pool
4) Landscaping
5) new granite counters and a new sink/faucet in the kitchen
6) new light fixtures throughout
7) new closet doors throughout

What's next on your home project list?

That's a long list!

We have to get this place ready to sell. It means: repainting the living room, kitchen, and 2 bathrooms; installing new countertops in the kitchen; finishing the kitchen cabinets (stripped but not painted); and fixing the kitchen ceiling, where DH tore down the bulkhead but never patched it up.

That's a LONG list! Our goals over the next few years include:

- new light fixtures throughout the WHOLE house
- spare room (wallpaper stripped, paint)
- master bedroom (boarder stripped, paint)
- paint living room
- replace all upstairs carpet (courtesy of our puppy - this wasn't on our initial list)
- redo ensuite bathroom (includes getting a vanity instead of pedestal sink, installing a fan, replacing shower, new flooring, paint)
- redo 2nd upstairs bathroom (redo floor, new vanity, paint)
- within 5 years completely redo downstairs bathroom - like gutting it and starting fresh....given the size of it (massive) we're thinking this one will be like $8K-$10K so its very long-term

But I'm on mat leave for the next year, so we hope to do the first 4 during that time since they're the least costly.

1 - touch up all painted rooms
2 - finish playroom - needs chair rail and seating
3 - paint kitchen and dining room
4 - paint master bedroom
5 - paint bathroom
6 - de-clutter house of old toys
7 - buy new furniture for dining room and living room

Well we are trying to sell. so we have a few things to do to get it ready
-new carpet throughout
-Paint living rm, caden room, my room and kitchen
-staging our house to sell
-fix back gate fence
-replace 3 doors in our home

We haven't had our house inspected yet, so I pray there are no major problems...ugh

The plan is to sell our home and be in a new one by Christmas!!!

We're renting and aren't sure if we'll be renewing the lease or not (it isn't until next year so we have a lot of time to decide - we only moved in in June ).

This weekend, we have to go back to our old townhouse and do some cleaning and minor repairs before our move-out inspection next week. We also need to take down all of the picture hangers that we left there.

We *were* going to paint the living room in our new house because the ll told us that he really didn't like the colour the last tenants painted it and we could repaint as long as we ran the colour by him first. We wanted to do Glidden's 'Aztec Gold' colour and it would look *really* nice - but when we showed the ll he wanted it to be a couple of shades lighter and slightly more beige. The carpet is beige. Our furniture has a lot of beige/tan in it. I think it would look terrible, and the current colour is a dark one so it would be A LOT of work to paint over with a light colour so I think we're just going to leave it. If the ll wants stock house colours like beige he can have a professional do it. We only wanted to do it if it was a colour we were happy to put on the walls - the current colour looks better with the furniture than beige would. We also feel like too much beige highlights any imperfections, and as the carpet wasn't perfect when we moved in that wouldn't be the best idea. The ll told us that if we did see another light colour we liked we could show him, but again - it's a lot of work to put a light colour over a dark one and neither of us really like light colours in the main living area to begin with.

So I guess now I can go right ahead and start hanging our pictures and decor. We got some beautiful wall art as wedding gifts too so I'm looking forward to it anyway.

We may still paint the bedroom - it's red and grey (it's supposed to be UGA themed, which is technically red and black but I can see why they opted for grey instead) and doesn't look AWFUL but I don't like the grey, dh doesn't like the red and it doesn't match our bedding. We could use new bedding anyway so I think we're going to choose a bedspread we like, choose a paint to match (that hopefully is light enough for the ll) and go from there.

* Clean the carpet
* Paint the living room/dining room

* Paint the back room (we need a name for this room...houses books, desk, games, movies)

We pretty much redid everything when we moved in. There are a few things that we need to work on though. Some parts of the floor needs to be replaced since it is weak. We need to fix our bathroom door. We have been considering busting out the wall that separates 2 bedrooms that are connected by a walkway and making one big bedroom for the girls. Other than that we just have a lot of cleaning to do.

We have a few projects slated for this fall (they've been on my list for a while but we're actually going to do them now, I have the $$ put away for it). I am putting new flooring in my hallway and living room and tiles on my kitchen floor. We're painting the ceiling and the walls and putting new baseboards up. In October. I think. I hope.
