So we home hunted all day and put in an offer on a HOME! A real home like a real adult! Not a 600 sq foot apartment with 2 dogs.

We've been married 4 years in December and turned 26 and are so ready to buy a real home
Dont want to post the address of course but here is the pic



3 Bed, 2 Bath, 2 living room (used to be 4 bedroom but they opened up the dining area and bedroom together)
1,872 Sq. Ft.
0.14 Acres

$119,000

Foreclosure thus the lower cost

^^ Yes!! Maybe I have to have the home to get the BFP!!


In some ways this is a good time for the market to be not so great because we can really benefit at this time. That house is typically at like $150-160,000. We'd never be able to get that but with the tons of foreclosures flooding the market, listing it at $120,000 is still allowing the bank to unload it and still make a profit.

The inside still needs some work (again foreclosure!) but it was just listed so the outside isnt hairy and overgrown and gross. Its about 7 years old
We'll need to re paint and do flooring at one point but that can wait

Awww, yay for you guys!! That's so exciting, Lauren! I remember when Lee and I bought our first house - I still miss that place. It was so cute and perfect two newlyweds.

Thats what makes Dave Ramsey so great! Managing and reworking finances is a fantastic thing! We got rid of some of this and moved around some of that... and it should work out well!!

Yeah I know... this is one of the most stable markets in the country. I cannot FATHOM living in California!!

Come on over to the financial planning board---we got some great resources over there and we do budgets for people!



A HOUSE!!!! For $119k I'm in shock that would be 300-400k in Chicagoland area! *mental note to buy next rental house in Tx*

Oh! Good luck! DH and I bought a house that was in foreclosure for $119k also (ha ha--twinsies!). I must warn you though--dealing with a bank as a seller SUX! We put our offer in Nov 1 and didn't get it approved until the end of January--but were able to close right away. Everyday we were in turmoil as to whether our offer would be approved or not. *hint, hint* since it's a bank, they'll not negotiate. Offer the list price or expect to get rejected. Our house had at least 7 offers on it but ours was the only one for the asking price (still a good deal though).

As another 'cheap' home buyer I have to say I love knowing that my mortgage is less than friends who rent. So happy for you that you found a great steal!

Our house had previous offers but were all denied until I offered full price (still a great deal). It's the joy of working with non-homeowners. (In my case I was purchasing the house from the Town.)
