Im SO mad, Depressed, feeling Hopeless right now!!!!! So our lease is up July 1st and are planning on moving 2 weeks Into June. We love our complex but Our area has just gotten SO trashy!!! There's about 15 kids that are older that play in our front yard that curse, fight, yell, scream and not to mention the neighbor across from us smoke pots WITH there window open!! HELLO? Plus we have neighbors next to us that have 2 older boys that run up and down the stairs, slam doors and gates and are just plain rude!! Ive NEVER seen the mom and have only seen the dad like twice! So We NEED to move! Plus we will need another bedroom Well we are in the process of trying to buy a house But of course not now! Ive been telling DH to get the ball rolling for MONTHS now and he just says " Oh we have time". Well now time is out and he just started! We want to get in to get that tax credit before it's to late. His bank Finally called him back and pretty much just told him bad new's. We MIGHT get a $250,000 pre approved loan. Well, for anyone who lives in California that does not buy you ANYTHING!!! Plus we have about $30,000 to put down. Well he say's we would need $35-40.000 to put down and thats just not possible for us! We were given this money cause someone died. We can never save! And he tells us that having 1 income is working against us! Well, Im not going back to work anytime soon and David doesn't want me to either. We would have to buy a house out where we live cause it's cheaper but the property taxes are a lot higher and he doesn't think we could afford that. I just feel like were NEVER gonna buy a house! We missed our window along time ago!!! It's gonna get harder once the kid's are older your gonna spend so much more money on things they need, once again NO saving's! This just sucks! So now were gonna try and rent a house. Which Im fine with. Ive always rented. My family has never owned a home so what am I missing? I just want something that has a yard where we can raise our kid's, Is that to much to ask for?

They have rent to own programs in a lot of cities. Maybe you can talk to one of them. Basically you rent a particular house for x-amount of years and then at the end of the term or whenever its financially possible for you, you can buy it. They can take money from your rent and apply it towards the down payment.

I'm sorry to hear you are so frustrated and rightfully so! I hope you find some where you can call home (rented or bought) and it has everything you need for your family.

I know how you feel about the house thing. We aren't too far from each other and man houses are so expensive. The house next door to the one we are renting is going for $450,000 and thats only because its a short sale.

I wish you could move to a cheaper state or city. You could have a huge beautiful home for $250k here. Have you been looking online just in case you find something in your price range? You can always keep lookinf and break your lease if something changes. Owning can be over rated. Espcially in this market. I wish we rented longer before buying because we both are wanting to sell for something else.

Move to Oregon! Seriously you love it, and $250,000 can buy you a very nice home!!

I'm sorry about all this. We just went through the whole process of getting a mortgage for our new home and it stressed me to no end, so I can feed you pain.

I know how you feel about wanting a better play area for your kids.

We own our townhome, but sometimes I really wish we didn't. We have hardly any space for Henry let alone another child. And the neighborhood sounds an awful like yours. Plus there are always people speeding thru the streets. I'm not comfortable with Henry playing in our front yard (and the back yard is pretty non existent).

Buying a house and moving are so stressful. I'm sure being pregnant is not helping you.

Oh girl I know the feeling! Andy makes around $40,000 a year (just depends because of his job) and we're probably not going to be able to own for years because I'm a SAHM. The average cost of a house here is around $250,000-$300,000 and even then it's bare minimum. We were looking at manufactured homes (not trailers LoL) that could be built from the ground up and that would run us around $175,000 if we got what we really wanted but with this stupid car we have thanks to my inlaws we can't even do that So for right now we're renting a 3 bedroom 2 bath apartment for 945 a month.

I'm sorry Amy- I might wait it out for just a few more years- this economy SUCKS! We are currently looking into short selling our condo and renting for awhile until we can qualify as first time buyers again! We are so upside down it's horrible!!

I do hope you can find somewhere to live soon though!

I'm sorry you are feeling so bad. I'm hope you'll be able to find somewhere else to rent soon, you've got a couple more months up your sleeve!

Saving for a house is hard work, but it's not impossible - it just takes time and dedication. Why don't you go over to the 'Financial Planning and Budgeting' Board, they could help you go over your finances and budget and see where you could save money. I always find the ladies there really helpful.

I know it must be discouraging, but try not to feel bad... buying a house is really hard, especially where you live. Have you ever thought about living somewhere else? My brother moved to Cali for a while and just loved it there, but had to come back because it is so unaffordable.

Just a suggestion but find a house in your price range and ask for seller assist (up to a certain percentage of downpayment... it's 6% here in PA)! Also try to get a chattel agreement added on (so that only 80% of the mortgage is actually for the house and the rest is for inclusions like a stove, fridge, etc). If you can get the chattel agreement and the bank approves it then you will only pay taxes and stuff on the 80%! Between seller assist and a chattel agreement you could probably get a very decent house for 250k!!!

That is so funny! Ive heard that my whole life from my family in Iowa! There always saying California's gonna fall off into the ocean We want to move to Oregon but DH had a great job and job's in his field are not easy to get. Although he's always online looking. He says he wants to retire there. I dont want to wait that long!

Ive never heard of that before but I doubt Cali would do anything like that considering how many homes are upside down here. But Ill look into it.

I know you know what I mean with the crazy home prices! We live in an area that Is surrounded by some small but mostly huge home's. When DH and I looked out here years ago they were in the $500.000. Now there selling in the low $300.000's and we still can't afford that! CRAZY!!!

I'm in the DC metro area where most homes here, if not bought now or 7-10 years ago are upside down.

I was going to do a rent-to-own my place, even had tenants, but decided that it was best for me to just stay here until we could sell. I bet they have some programs in Cali.
